“Much of the recent history of Southeast Boise could he termed “before Micron” and “af­ter Micron.”  The success of the high-technology company and the housing needs of its work­ers have made Southeast Boise a trendy place to live.  In addition, infrastructure development and retail development are occurring near the Mi­cron site.

 

Southeast Boise ranks as one of the city’s most diverse neighborhoods, an eclectic mix of the styles of more than 100 years of Boise’s history.  Homebuyers will find everything from the historic South Boise Village along Boise Av­enue the former path of the Oregon Trail to Columbia Village, a modern 1,400 home neighborhood at the eastern edge of the city.

 

Southeast Boise takes in the bustling Broad­way Avenue, one of the city’s traffic arterials and home to a variety of retail establishments. Just east of Broadway Avenue is an expanse of quiet residential areas that includes Lake-wood, one of Boise’s first planned communi­ties built in the 1970’s.  Southeast Boise is also the home of Idaho’s largest employer, Micron Technology Inc., a Boise-based manufacturer of semiconductors.

 

The Greenbelt, the city’s pride and joy, also connects with Barber Park, operated by Ada County as the “jumping off” point for residents tubing or rafting the Boise River during the summer.  Southeast Boise parks also include the Simplot Complex, a 150-acre sports com­plex at Columbia Village.” 

 

“Students in the neighborhood attend schools in one of two districts – Boise School District or Meridian School District.  The Boise School District has built new schools to accommodate the growth in Southeast Boise in the last few years.  The district’s newest high school, Timberline opened at the former site of Les Bois Junior High.  A new Les Bois Junior High opened at the same time in Columbia Village.  The schools serve a majority of Southeast Boise students than those in other areas of Ada County. 

 

Boise School District, Idaho’s largest School District had 26,700 students enrolled in 2000.” As reported by Bill Roberts staff of the Idaho Statesman September 24, 2000.

 

“The Sargents and Mason already have started on another New Urban development.  The new project, in Southeast Boise, is called Cottage and will include homes and garages behind the homes accessed by allies.  Sargent said that while the city promotes New Urban development in concept, the Ustick has been delayed because of building stipulations that require him and Mason respectively appear before the city.

 

Developers Ron Andrea Sargent and Ted Mason are constructing the mixed-use, pedestrian-friendly development along Ustick Road.  It will include a two-story building designed to look like an old-fashioned storefront.  The building will be pushed up to the street with a sidewalk running its entire length.

 

Regulations about shared driveways and other rules requiring balcony access for every second floor apartment have been the most recent holdups.  Balcony’s would not match the architecture of the building, so Mason and Sargent will be asking the city for a variance, or exception, to the rule.

 

“The city has done a lot in passing pedestrian commercial zoning,” Sargent said. “There are still a lot of details and specifics that don’t fit”.

 

Planning staff and city officials are still working out details in the ordinances that should clarify the process for approval, Simmons said.  “It’s a balancing act, and we are still trying to find out the right set of standards,” Simmons said.  “(Ideally) if you follow the ordinance you don’t need to go through a bunch of discretionary hearings.”  Butt developers should not expect design controls and other building requirements to be eliminated, said Simmons.  “We can’t just take city the standards and let them do what they want.  If we do, we are likely to end with suburban style of development,” Simmons said. Because Southeast Boise is a desirable place to live, housing prices are somewhat higher “ As reported by the Idaho Statesman, 2000.

“Residents in the Central Bench area work hard to keep their neighborhood healthy as it ages.  Nearly one fourth of Boise's residents live in the Central Bench, a neighborhood with a unique character while subdivisions in newer areas of the city are carefully segregated between small and big structures, in the Central Bench big homes stand next to small, which sometimes border a pasture. The result is an unpredictable collage, giving each block its own feel.  Area residents’ work hard to protect it.  The Vista Neighborhood Association and Depot Bench Neighborhood Association, both serv­ing the Central Bench, have reputations as be­ing among the most active neighborhood groups in the city.

 

While the Vista Neighborhood Association already has a plan to guide growth in the neighborhood, the Depot Bench Neighbor­hood Association is crafting a new one. The two neighborhood groups also are working to­gether with city officials to establish a historic lighting district in the neighborhood.  Residents have been active in Neighbor­hood Watch programs and in working to cut down on junk cars, unkempt properties and other eyesores.  A recent study by the city iden­tified a section of the Central Bench as an area to watch for signs of decay.

 

Because of the mix of housing, home prices vary as well houses sold in the Central Bench are almost exclusively houses.  The Central Bench differs from other Neighborhoods in another way: Residential areas are strictly residential, while retail de­velopments are along major thoroughfares.  Those major thorough-fares include Overland Road, Vista Avenue and Orchard Street, all among the city’s main arterials - and all lined almost exclusively with commercial development.   The neighborhood is served by the Boise School District.  Older Students in this neighborhood attend Borah High School.  It also is served by two Junior high schools and numerous elementary schools.

 

The Central Bench is home to Bishop Rely High School, a Catholic high school with a reputation for high achievement in academics and athletics."  As reported by staff of the Idaho Statesman September 24, 2000.
